Where are the prices from?

The data used in Actual property prices is supplied by the Land Registry, the government department that records land ownership in England and Wales. Each month we receive a breakdown from the Registry showing the sums paid for specific properties.

  1. Permitted Use. What happens after I register?

As soon as you’re registered you can start searching the Actual property prices.

When you enter a postcode, this becomes the centre of our search. The system finds property sales in the surrounding area, starting with the nearest. When you enter the name of a town, city or region, the system uses the central postcode for that location to run a search.

Can I specify the kind of property to look for?

Yes. You can refine your search in several ways: Select a particular property type, transfer date[anchor to section below] or tenure type (leasehold or freehold) from the list.

You can also change the size of the area to be searched. The minimum distance to be searched is 1 mile from your postcode in every direction. You can increase this, up to a maximum of 30 miles from your postcode.

Which properties are included?

All figures cover domestic property in Land Registry records for England and Wales only. This represents around 80% of all domestic sales. Commercial sales aren’t included.

If the Land Registry doesn’t have information on a property, or if the sale took place before April 2000, it won’t be listed.

How often are the figures updated?

Sales information is updated every month. The data covers sales from April 2000 to the present. You can search for sales that took place during three month periods within this time.

How can I stop details being listed?

Actual property prices uses information in the public domain. It isn�t possible to have information held by the Land Registry removed from their registers.

The price seems well below the market value. Why?

The sums shown indicates the money that changed hands. In some cases this doesn’t reflect the market value - for example, when someone buys outright a property that was under joint ownership.

I’ve spotted a mistake. What do I do?

If you believe any of the property price data to be incorrect, or can’t find a particular property sale, please notify the Land Registry using their enquiry form. You will need to have ready the property’s postcode and date of sale.

Please note that we are unable to amend the data ourselves as it is subject to Crown Copyright. However, once we receive corrections from the Land Registry we will be able to update our records.

What is the transfer date?

The transfer date is the date on which the change of ownership was lodged with the Land Registry

The distance for the property seems too short. Why?

Distances in Actual property prices are listed ‘as the crow flies’. So if a property is the other side of a river, for example, the actual distance from your location may well be shorter than the distance you’d have to travel to get there.
